Lust & Leases is a consent-first adult party game for couples and groups. Gameplay includes explicit sexual task prompts covering a wide range of intensity, from mild flirtation to explicit physical acts (including BDSM elements such as restraint and impact play). Players configure their own comfort level and hard limits before playing, and every task respects individual consent settings set in advance. The game contains crude language and occasional references to alcohol (implied, not depicted). It does not contain violence, gore, non-consensual sexual content, drug use, or self-harm.

About This Game

Lust & Leases is a board game for couples and even up to 4 players [so you swingers can get down and dirty too! ;)] that puts consent at the center of every single moment. Before the game starts, both players privately set their own comfort levels across 15 intimate categories, from simple questions, romantic scenes and sensual touching all the way to BDSM and beyond. The game never suggests anything outside those boundaries that you haven't already explicitly agreed to according to your Intensity Matrix settings.

Then you play. Roll dice, buy properties, and when your partner lands on your space, they get a task card. Not a random one picked out of thin air. One that fits you both, chosen from within your personal limits, and weighted toward how far you actually are in the game. And if something ever feels a little out of limits? Opt-out passes are available to keep things comfortable for everyone.

How it works: The game starts slow and romantic at Heat Level 1. As you move around the board buying properties, you'll optionally perform "tasks" in lieu of rent when you land on other owned properties. The heat climbs according to how you wanted it to climb in the settings, all the way to Level 7 [explicit tasks] if you want it to. You always control the pace. You can always opt out, and the game never pushes you anywhere you haven't already said you're at least somewhat comfortable going [unless you've enabled the Red Light District].

What makes it different: Every other adult couples game hands you a random card and hopes for the best. Lust & Leases runs every single task through both players' profiles before it ever appears on screen. Wrong anatomy for the task? Filtered out. That category turned off? Never shown. Prop or Toy you don't own? Gone. What's left is a task that actually works for both of you.

Who is it for: Couples who want to explore together, reignite the spark, or maybe you have some bedroom ideas that you just can't find an easy way to bring up in conversation.  The game does that part for you, it only ever draws from what you've both already said yes to, which means you can relax, play, and let things unfold naturally. No awkward conversations. No pressure.

But here's the thing: sometimes the conversation itself is the barrier. Sliding a category up feels like making a declaration. And not everyone's ready to do that, even if they're curious.

That's what the Red Light District is for. Switch it on in the configuration before the game starts, together, as a couple, and you're not agreeing to anything specific. You're just agreeing to see where things could go. The RLD draws from outside your usual settings, up to three heat levels higher than where you currently are. If a task comes up and you're both curious about it, great! and hey, you even get paid for it. 😏 If not, you just move on. No declarations, no pressure. Just two people seeing where the edges actually are. 😈

A note from the developer: I built this because almost everything out there was either too tame, too random, or completely ignored the fact that two people in the same relationship can have very different comfort levels. Lust & Leases fixes that. I hope it brings you and your partner(s) as much fun as it's brought us. Every purchase goes directly toward making it better, from hiring a 3d artist for graphical upgrades, to giving me more time to actually work on it by adding more tasks and features. :)

I am also working on a task editor that will allow you to hide already in game hardcoded tasks that you may not find too appealing, or create your very own task databases so that you can let your imaginations run wild! Additionally, I am working on a webpage where people will be able to share their exported databases.
