What the developers have to say:

Why Early Access?

“Broke to Broker is a whole career, from your first rental at 22 to retirement, with a lot of moving parts: clients and deals, the market, your agency, your money and your life outside work. The core is done and playable from start to finish. We want players to tell us where the pacing drags, which choices feel flat and what part of an agent's life is still missing, while the game is still easy to change.”

Approximately how long will this game be in Early Access?

“About 9 to 12 months, depending on what players tell us.”

How is the full version planned to differ from the Early Access version?

“We plan to add: promises and reviews that follow you through your career; premium and private clients with unusual briefs; a closed off-market network; a city map with district expertise; character creation with backstories and ambitions; living city stories that connect clients across years; more life events; Steam achievements and cloud saves; localization, starting with Russian.”

What is the current state of the Early Access version?

“The full career loop is playable: a four-week tutorial with your first rental and first sale, then free play from 22 to 70. Employers, buyers, sellers and listings, negotiation, late-stage deal risks, named rivals, social media and a client network, a market with booms and slumps, buying and renting out property, founding and growing your own agency, energy, mood and burnout, people close to you, and retirement with a life score. The game is in English. Expect balance changes and rough edges.”

Will the game be priced differently during and after Early Access?

“The price will go up when the game leaves Early Access and the content grows. Everyone who buys during Early Access gets every update and the full version at no extra cost.”

How are you planning on involving the Community in your development process?

“Through the Steam discussions and regular patch notes. We read every bug report and every note about balance, and we will keep a public roadmap that shows what is next and what has shipped. Early players decide which systems get deeper first.”

About This Game

Your week is the game

Plan your week in half-hour blocks: discovery calls, viewings, negotiations, area research, the gym, an evening with your partner. Then let time run. Clients reschedule, a viewing falls through, a seller calls at nine at night. Every hour you give to one thing comes out of another.

Every client has a story

A relocating dad asks for a sea view, but what he really needs is his daughter's school in Hillside. A retired couple can't manage stairs and can't buy until their own flat sells. Ask the right questions, build a shortlist, tell them the flat sits above a loud bar or don't, and argue the price across the table. Even then a survey, a low valuation, cold feet or a higher bid can sink the deal at the last step.

Find clients, or get them to find you

  • Call your old friends and past clients, send postcards to one neighbourhood, knock on doors, cold-call expired listings.
  • Go to business breakfasts and charity galas, join a referral circle, trade clients with a mortgage broker and a family lawyer.
  • Post on TikTak, Instagrem and YouTobe. A clip blows up and is gone in two days; a good long video can bring you buyers for years.

Win listings from named rivals

Pitch sellers against Victor Crane, who works for half the fee, Helen Marsh, who has known every owner in Old Town for thirty years, and Jayden Price, who promises everyone ten percent more. Price the home honestly or tell the owner what they want to hear, stage it, run open houses, and cut the price when the market cools.

Your career, your way

  • Join a big network or a small local agency, earn a promotion, or go independent and keep 90% of every fee.
  • Grow your name from Newcomer to Worldwide: a better car, a watch, an invitation to the yacht club, a slot on city TV.
  • Found your own agency. Hire agents who hustle, flake or quietly run a side business, move from the kitchen table to a flagship on the Promenade, then sell the company.

Money that works while you sleep

Buy your first home on a mortgage, rent out flats, hire a property manager, flip a fixer-upper, refinance when rates drop. The market runs through booms and slumps, and every district moves at its own pace.

A life, not just a job

  • Your energy is a phone battery, and the gym makes it bigger. Run it flat too often and you burn out.
  • Your partner, your best friend and your mum all want your evenings. Say no too often and they stop asking.
  • Retire any time from 35. Your life is scored on what you own, how early you stopped, the name you made and the people still close to you.

AI Generated Content Disclosure

The developers describe how their game uses AI Generated Content like this:

Broke to Broker was made with the help of Claude, an AI assistant by Anthropic. It helped write the code, the in-game text and the illustrations, which are vector drawings written as code rather than images from an image generator. Every system, character and line was directed, reviewed and edited by the developer. The game does not generate any AI content while you play.
