“We expect the game to remain in Early Access for approximately 6 months. This timeframe is an estimate and may change depending on development progress and player feedback.”

How is the full version planned to differ from the Early Access version?

“The goal is a more polished version with improvements to economic balance, the pace of progression, the interface and performance.

I would also like to expand the activities and customisation options, taking players’ experiences and suggestions into account. Priorities and additional content will be decided during Early Access and shared through updates on Steam.”

What is the current state of the Early Access version?

“The current version includes a playable progression from your first rental to earning the bay’s permanent operating concession, with the option to continue in free play.

It already includes fleet management and maintenance, rental pricing, piers and shops, unlockable products, waterfront decorations, customer offers, optional events and contracts. Weather, seasons and reputation influence the growth of your business.

The game also includes a Journal with goals and reports, manual saves and autosaves, and text in English, Italian, French and German.

Balance, the interface and performance will continue to be refined during Early Access.”

Will the game be priced differently during and after Early Access?

“The price may increase as new content and features are added and as the game approaches its full release.

Any planned price changes will be communicated in advance.”

About This Game

LuganoBay is a small personal project designed to offer a simple, relaxing experience. Management is light and approachable: if you’re looking for a tycoon game packed with complex systems, this might not be the game for you. But if you’d like to take a break and build at your own pace, you’re in the right place.

A small pier, a business to grow

Start with a small boat rental on the shores of Lake Lugano and build your waterfront business, one investment at a time.

Choose which boats to buy, set your prices and look after your customers. Reinvest your earnings in new piers, shops and decorations as the bay changes with the seasons.

Expand your fleet, open an ice cream shop or prepare for the next event? You decide how to grow.

Build and care for your fleet

From red car-shaped pedal boats and pedal boats with slides to dinghies, motorboats, electric boats, water taxis and party boats: unlock new vessels and find the right mix for your business.

Weigh costs against earnings, adjust rental prices and schedule maintenance and repairs. More boats mean room for more customers, but also more services to organise and expenses to manage.

Bring new businesses to the waterfront

Build piers to add moorings and expand your business with kiosks, ice cream shops, chocolate shops and souvenir shops.

Unlock new products as you progress, and pair boat rentals with offers in your shops. Every customer has preferences, a budget and limited patience: a successful day also depends on how you welcome them.

Make the bay your own

Decorate designated spaces along the promenade with benches, planters, tables, parasols, lanterns and more.

Choose where to place them, rotate them and move them as your business grows. Watch local residents stroll by and stop in the spaces you have furnished, and make your corner of the waterfront more inviting.

Every season brings new decisions

Summer brings more visitors, winter slows the pace and a thunderstorm can change your plans.

Keep an eye on the weather, decide when to recall your boats and prepare for changes in demand. Sergio’s advice and the Journal help you keep track of goals, results and new opportunities.

Create offers and take part in events

Choose offers for families, relaxing outings or short trips, tailoring your service to the customers you want to attract.

Take part in optional events with goals and rewards, or accept contracts for hotels, school trips and the sailing club. At the end of the day, check your reports to see how rentals, purchases and visitor numbers went, and plan your next move.

Keep customers happy and reach milestones to unlock new ways to develop your business.

Grow your operation until you earn the bay’s permanent operating concession. Once you have reached that goal, continue in free play with everything you have built.

Lugano Bay Tycoon is a single-player management game with a peaceful atmosphere and prices, investments and maintenance to look after.

A personal project

Lugano Bay Tycoon is my first game on Steam, born from the wish to create a management game set in a place close to my heart.

During Early Access, I will continue working on the game and gathering your suggestions to improve its balance, clarity and management experience.
