Coming Soon To Early Access

The developers of this game intend to release as a work in progress, developing with the feedback of players.

Note: Games in Early Access are not complete and may or may not change further. If you are not excited to play this game in its current state, then you should wait to see if the game progresses further in development. Learn more

What the developers have to say:

Why Early Access?

“We're a small, independent team building Regions from the ground up, and Early Access lets us do that honestly with you, not just for you.

A city needs traffic before it needs polish. Right now the core systems are alive: dynamic road networks, simulated traffic and pedestrians, a fully sculptable terrain, day/night cycles. What's still ahead is content, balance, and the countless small fixes that only surface once thousands of players are actually driving through the city we built.”

Approximately how long will this game be in Early Access?

“We expect Regions to be in Early Access for approximately 12–18 months. As a small team, our priority is making sure the core simulation is deep and stable before we call it 1.0. We would rather take the time to get it right than rush a release date. We'll keep the community updated as our roadmap firms up.”

How is the full version planned to differ from the Early Access version?

“The Early Access version of Regions already includes the core of the game: a full road-building and traffic simulation system, dynamic intersections and traffic signals, terrain sculpting, and a day/night cycle. Our focus during Early Access is stability, performance, and expanding what's already there.”

What is the current state of the Early Access version?

“At Early Access launch, Regions includes a fully playable core loop: build and edit road networks with realistic lane logic, intersections, and turn lanes; watch a simulated traffic system of AI drivers navigate your city, obeying traffic signals and right-of-way rules you configure; sculpt and reshape the terrain in real time; and cycle through day and night as your city runs.

The game is stable enough to build, play, and experiment in for many hours, but it is still missing significant content and systems we plan to add — including deeper pedestrian simulation, zoning/economy, and expanded terrain and environmental tools. Expect some rough edges, incomplete UI in places, and features that are still being tuned as we continue development toward our 2027 full release.”

Will the game be priced differently during and after Early Access?

“We're not planning on changing the price when we leave early access”

How are you planning on involving the Community in your development process?

“As a small team, community feedback is one of our most valuable resources during Early Access. We plan to keep an active Discussions board (and/or Discord) where players can report bugs, request features, and talk directly with the developers. We'll post regular development updates so the community can see what we're working on and why, and we intend to prioritize our roadmap around what players are actually running into, since real playtime surfaces problems faster than internal testing ever could. For bigger design decisions, like new systems or balance changes, we'd like to check in with the community before committing. Because we're small, we can move quickly on feedback, but we're also asking for patience as we balance that responsiveness with actually building the game.”

About This Game

BUILD MORE THAN A CITY

Regions is a single-player city-building and regional management simulation focused on infrastructure, transportation, development, and the people who use them.

Instead of managing one isolated city, you shape an entire region containing connected towns, cities, industrial areas, suburbs, rural communities, and transportation corridors. Each community can develop its own identity while remaining part of a larger regional economy.

Your goal is to transform open land into a functioning region. Build transportation networks, zone and develop land, provide essential services, manage growth, and respond to the problems created by your decisions.

DESIGN YOUR INFRASTRUCTURE

Construct detailed road networks using straight, curved, and freeform roads. Create intersections, roundabouts, highways, ramps, bridges, elevated roads, and other connections based on the needs of your region.

Roads are assembled from functional lanes rather than acting as simple visual paths. Different lanes can be used for driving, turning, parking, transit, cycling, or pedestrian movement. Lane rules, intersection layouts, traffic signals, and road geometry affect how vehicles move through the network.

As the region grows, you will need to improve older roads, remove bottlenecks, connect separated communities, and decide whether neighborhoods should prioritize local access or regional traffic.

CREATE CITIES, TOWNS, AND NEIGHBORHOODS

Use zoning and land-development tools to determine how property surrounding your infrastructure can be used.

Roads create blocks. Blocks are divided into developable parcels. Those parcels can then respond to zoning, land value, accessibility, demand, parking availability, nearby services, and other regional conditions.

Development is not limited to filling identical squares. Parcels can support different building footprints, setbacks, parking layouts, densities, and site configurations. You can allow development to emerge naturally or take greater control over important properties and districts.

Guide the growth of residential neighborhoods, commercial centers, industrial corridors, downtown districts, and smaller communities spread throughout the region.

MANAGE A LIVING TRANSPORTATION SYSTEM

Traffic in Regions is made up of individual vehicles and drivers rather than decorative animations or a traffic percentage painted over the road.

Drivers follow routes, read nearby traffic, change lanes, merge, stop, yield, and react to conditions around them. Different driver profiles can behave differently when approaching congestion, intersections, merges, and other vehicles.

Residents travel between homes, jobs, businesses, services, and activities. Freight and service vehicles must also navigate the same infrastructure. A poorly planned intersection can affect more than one neighborhood, while a successful highway or transit connection can influence development across the region.

Use traffic data and road-management tools to identify congestion, redesign problem areas, control individual lanes, adjust intersections, and improve how people and goods move.

SIMULATE THE PEOPLE BEHIND THE NUMBERS

Residents are individual agents with homes, destinations, schedules, needs, and personal behavior.

They commute, work, shop, travel, use services, and react to what happens in their communities. Their decisions contribute to traffic, economic activity, service demand, neighborhood growth, and the overall direction of the region.

The population is not intended to exist only as a number at the top of the screen. The lives of individual residents combine to create the larger patterns you must manage.

BALANCE GROWTH AND REGIONAL NEEDS

Expanding the region creates new opportunities as well as new problems.

You will need to balance:

  • Residential, commercial, and industrial development

  • Road capacity and transportation access

  • Public services and utilities

  • Employment and regional commuting

  • Land value and neighborhood desirability

  • Parking and property access

  • Construction, maintenance, and redevelopment

  • Municipal spending and tax revenue

Rapid growth can overwhelm roads and services. Declining areas may lose residents, businesses, or investment. Infrastructure that works for a small town may become a major bottleneck once several cities begin depending on it.

RESPOND TO A CHANGING REGION

Cities do not remain static.

Traffic collisions, construction, service problems, severe weather, emergencies, changing development patterns, and other regional events can disrupt normal activity. Services must reach their destinations, residents must adjust their routines, and the consequences can spread through the transportation network.

Your region develops through thousands of connected decisions rather than following one predetermined story.

BUILD AT YOUR OWN PACE

Regions is a sandbox simulation without a required storyline or predefined city layout.

Start with open land and determine what the region becomes. Build a dense interconnected metropolitan area, a collection of independent towns, a highway-centered region, a transit-oriented network, or something entirely different.

The challenge comes from designing communities that function not only on their own, but as parts of one continuously simulated region.
