About This Game

Real Estate Investor

Build a property empire from nothing. Start with a small savings account, buy your first run down apartment, and turn smart investments into a portfolio of apartments, houses, commercial buildings, and landmarks.

Research the market. Estimate what a property is really worth. Negotiate with sellers. Renovate, rent, refinance, and sell. Every decision changes how quickly you can grow.

Find & negotiate the best deals

Scan the market for new listings, gather information, estimate property values, and decide which opportunities are worth pursuing.

Then negotiate directly with sellers. Read their temperament, make offers and counteroffers, and know when to walk away. Push too hard and they may refuse. Fold too early and you leave money on the table.

Meanwhile, competing AI investors are hunting for the same opportunities. Hesitate too long and someone else may buy the property first.

Own, renovate & rent

Once you own a property, the real work begins.

Renovate tired units, set the rent, choose tenants, and manage your cash flow. Decide whether to make a quick repair, carry out a major refurbishment, or leave the property as it is and invest your money elsewhere.

Every month, properties age and your portfolio generates income and expenses. Review your statement, make your decisions, and advance to the next month.

Properties simulated down to the last unit

Every property has its own history, location, size, rooms, build year, value, and condition. Buildings deteriorate over time, while smart modernization can increase both value and rental potential.

Choose from small apartments and family homes to pre war buildings, concrete blocks, multi unit properties, offices, commercial halls, and unique landmarks.

Convert and develop properties as opportunities arise, balancing investment costs against their potential return.

Tenants with real lives

Applicants have their own portraits, professions, incomes, families, and risk profiles.

A reliable tenant can pay for years. A risky one can bring missed rent, complaints, damage, and other surprises.

Screen applicants yourself, advertise vacancies, hire a broker, or hand your properties over to a property manager while you concentrate on your next investment.

A market that never plays the same twice

Every new game creates a new property market.

New buildings appear with different histories, specifications, values, and conditions. New tenants enter the market, while each city and district follows its own multi year cycle of quiet periods, booms, and corrections.

Compare districts, watch the market, and decide where to put your money.

Buy a forgotten neighborhood before it takes off and you could make a fortune. Buy at the top, and you may be stuck holding overpriced concrete.

Stories, choices & a life beyond property

Events

Not everything is on the balance sheet.

Event chains and decisions can reshape your plans. An inheritance may come with strings attached. A new tram line could transform a district. A citizen initiative might challenge your development plans.

As your wealth grows, so does your private life. Buy your dream home and fill it with rare collectibles discovered throughout your career.

Test your Investment Strategy in a realistic market
