Your tenants can leave and a large bill of issues that must be fixed before the home can be rented again will follow. The lower the condition of the home the more issues rise and the more issues the unhappier the tenants will become. Less rent, more issues, and more money to spend are just a few of the things you'll have to come to terms with in new blossom.
